Plumbing rarely fails without warning. A water heater that's about to go usually rumbles, leaks a little, or runs cold first. A slab leak shows up as a warm spot or a creeping water bill before it wrecks a floor. A supply line corrodes for months before it lets go. The whole point of a maintenance plan is to catch those small signs on a scheduled visit — while they're a cheap fix — instead of at 2 a.m. when they're an emergency and a mess.
So is a plan actually worth the money? For most Abilene homes, yes. Here's what it does and how ours works, so you can decide.
What a yearly inspection actually catches
When we do our 32-Point Home Inspection, we go top to bottom: water service and shut-offs, supply lines, kitchen and bath fixtures, drains, and the water heater. You get clear condition ratings and a prioritized game plan — what needs attention now, what to keep an eye on, and what's fine.
The things we routinely catch early:
- A water heater building sediment or starting to corrode
- Small supply-line and fixture leaks before they stain ceilings or warp floors
- Running toilets and worn valves quietly running up the water bill
- Corrosion, low water pressure, and shut-off valves that are seized up
- Drain lines that are slowing down before they back up
The hard-water angle (this matters in Abilene)
Abilene's water is hard — around 14 grains per gallon, per the City of Abilene — and that mineral settles as scale inside your water heater. Left alone, it insulates the tank, drives up your energy bill, and shortens the unit's life. That's why a yearly water heater flush is one of the most valuable things on a maintenance visit here, and it's built into our plan. (More on that in our post on Abilene's hard water.)
How the Double R Home Care Plan works
Our Home Care Plan is $299 a year (or $29 a month). It includes:
- Annual 32-Point Home Inspection — the full top-to-bottom review above
- Water heater flush every year — clears the scale hard water leaves behind
- Priority scheduling — plan members go to the front of the line
- 10% off any repairs — on whatever the inspection turns up, or anything else during the year
- We track it and remind you — you don't have to remember; we do
Does the math work?
Here's the honest comparison. Our 32-Point Home Inspection on its own is $249, and that fee is credited toward any repairs you approve. For $50 more, the Home Care Plan adds the yearly water heater flush, priority scheduling, and 10% off every repair for the year. If your plan turns up even one repair — which, in a hard-water town, it often does — the discount and the flush usually cover the difference on their own.
Who it's really worth it for
- Older homes, where fixtures, valves, and the water heater are further along
- Anyone on Abilene's hard water who wants their water heater to last (that's most of us)
- Busy households that would rather prevent an emergency than react to one
- Folks who'd rather not think about it — we track your dates and call you
If your home is brand new and you're handy, you might not need a plan yet. We'll tell you that straight. But for most homes here, the flush and the repair discount tend to pay for themselves. You can see the plan alongside our other upfront pricing.
A maintenance plan is really just paying a little on your schedule so you don't pay a lot on the plumbing's schedule — usually at the worst possible time.
Frequently asked questions
What's included in the Home Care Plan?
An annual 32-Point Home Inspection, a yearly water heater flush, priority scheduling, 10% off any repairs, and we track your service dates and remind you. It's $299 a year or $29 a month.
How is that different from just booking an inspection?
A standalone 32-Point Inspection is $249 (credited toward repairs you approve). The plan is $299 and adds the annual water heater flush, priority scheduling, and a 10% repair discount for the whole year.
How often should a water heater be flushed?
About once a year in a hard-water area like Abilene. That flush is included in the plan for exactly that reason.
What if the inspection finds a problem?
You get clear condition ratings and a prioritized plan, and any repairs are quoted upfront before we start — with your 10% member discount applied.
